What the tenure really costs
Lengthening the tenure lowers the EMI and raises the total interest sharply. On a ₹30 lakh loan at 8.5%, moving from 15 years to 25 reduces the monthly outgo by roughly ₹5,000 but adds several lakh in interest across the term.
The calculation above assumes the rate holds for the full period. Most Indian home loans are floating, linked to an external benchmark, and reset as that benchmark moves — usually by adjusting the tenure rather than the EMI.
Where loans become legal problems
Default triggers a defined sequence under the SARFAESI Act for secured loans: classification as a non-performing asset, a demand notice under Section 13(2) giving 60 days, then possession under Section 13(4). A borrower has the right to make representations, and the lender must respond.

Unfair recovery practices — calls at unreasonable hours, contact with people unconnected to the loan, harassment of family members — are actionable, and RBI guidelines set out what agents may and may not do.
Before you sign
Read the sanction letter for the reset clause, the prepayment terms and the default definition. Floating-rate home loans to individuals cannot carry a foreclosure penalty; fixed-rate loans and business loans can.
